A purchase is quoted to begin at closing, and questions about leases and tenant insurance are answered as what you'll require once you own it. A property you already own is quoted on its current tenants and practices.

Your lender will require proof of insurance effective at closing, so the quote is timed to that date.

If you're purchasing the property: when is the closing expected? Coverage is typically set to begin on the closing date.

The named insured is who the policy protects. For a lessor's risk policy it should be the entity that holds title to the building, which is often a different LLC than any operating business.

What is the exact legal name that should appear on the policy as the primary named insured, that is, the entity that owns the property? If the property is held in a different entity than the business name you gave earlier (for example a separate property-holding LLC), enter that exact name here.

Commercial landlords often hold several buildings across different entities, and each location is rated and scheduled separately, so listing them lets us sort each one to the policy and carrier that fits it.

List each type of unit in your rental fleet. For every unit type, tell us the unit type, manufacturer, top speed, maximum passenger capacity, approximate value, the terrain it is used on, whether it has speed-limiter keys, GPS tracking, and telematics, and how many of that unit you operate.

One row per distinct excursion type. If you only rent units and do not run set excursions, you can leave this empty.

List each distinct excursion or trip you offer. For each one, tell us the vehicle type used, the average number of passengers per unit, whether it is guided or unguided, how long it lasts start to finish, the environment it operates in, whether public roadways are used at any point, and the number of trips you run per year.

If alcohol is part of any excursion or event, a separate liquor-liability coverage is usually needed, so flagging it lets Lee build it into the quote.

A required guest-protection plan can lower your own loss costs, and some carriers price for it. Optional - skip if you're not sure.
