Who it's for

Built for property owners who need more than a basic policy

Plenty of commercial properties don't fit neatly into a standard carrier's box. If your building is tenant-occupied or has anything unusual about it, you want a broker who can shop it properly, including specialty markets when the risk calls for it.

Tenant-occupied commercial buildings
Shopping centers & retail plazas
Office, warehouse & industrial
Vacant or partially vacant units
Older buildings & construction
Prior claims or non-renewals
Roof, parking lot & maintenance concerns
Risks that may need E&S / surplus lines
Coverage

What a commercial property program can include

Built around your building, your tenants, and what your lease and lender require. In plain English:

Building coverage

Repair or rebuild the structure after a covered loss.

General liability

Your liability as owner for injuries and damage on the premises.

Business personal property

Owner-supplied contents and equipment, where applicable.

Loss of rents / business income

Replaces rental income while a covered loss is repaired.

Equipment breakdown

HVAC, electrical, and building systems failures, where applicable.

Ordinance or law

Code-required upgrades when rebuilding an older structure, where available.

Certificates & additional insured

Lender, property-manager, and additional insured needs handled.

Umbrella / excess liability

Higher limits over the property program when appropriate.

Coverage is subject to underwriting. Availability, pricing, and terms depend on the property, occupancy, condition, loss history, and carrier guidelines.

Specialty placements

We place the properties standard carriers turn down.

Standard carriers decline commercial properties for all kinds of reasons, and a declination usually says more about that carrier's appetite than about your building. Common triggers we see:

Parking lot / asphalt conditionOlder roofVacancyPrior lossesTenant mixOlder constructionDeferred maintenanceLapse in coverageNon-renewal or cancellationHigher limits or lender requirements

Even when an account needs E&S / surplus lines placement, BrokerPro can review the risk, organize the submission, and approach the markets that actually write it. We'll explain the tradeoffs honestly, including what's covered, what's excluded, and what could open up better terms at renewal.

Coverage, terms, and eligibility depend on underwriting. We can't promise every risk can be placed, but we can give you a realistic read and pursue the right options.

Questions, answered

What is lessor's risk insurance?+

Lessor's risk only (LRO) is commercial coverage for owners who lease space to tenants. It typically combines building coverage, your liability as landlord, and loss of rents if a covered claim interrupts the property's income.

Do you insure shopping centers and retail plazas?+

Yes. Shopping centers, retail plazas, strip malls, office, warehouse, industrial, and mixed-use properties are exactly the kind of accounts we work with across standard and specialty markets.

Can you help if my property was non-renewed or declined?+

Often, yes. A declination usually reflects one carrier's appetite, not your building. We organize the submission and approach markets that write these accounts, including E&S when appropriate. We can't promise placement, but we can give you a realistic read.

What does E&S / surplus lines mean?+

Excess & surplus lines carriers specialize in risks standard carriers decline. Terms and pricing differ from standard policies, and we walk you through exactly what's covered, what's excluded, and what it costs before you decide.

What information do you need for a quote?+

The property address, type, approximate value or square footage, current carrier and expiration if any, and any known issues like vacancy, roof age, or prior claims. The more detail you share, the faster we can find a fit.

Do you only work in Arizona?+

We're a Scottsdale-based Arizona brokerage focused on Arizona commercial property owners. If you have property here, we can help.
